Income includes rental income and other revenues, while expenses encompass various costs such as loan repayments, interest, operational expenses, maintenance reserves, insurance, and management fees.

A positive cash flow is considered a sign of a profitable investment, but achieving it is not always easy, especially in popular locations or high-interest-rate periods. Looking at a negative cash flow should be seen as a snapshot rather than a permanent condition because there are practical ways to enhance cash flow:
Negotiate Purchase Price: Before buying a property, negotiating the purchase price can lower monthly loan repayments, immediately boosting cash flow.
Rental Adjustment: For existing properties, adjusting rental rates is fundamental for long-term investment improvement, considering local regulations and rent cap limits.
Short-Term Rentals: Renting out fully furnished properties to short-term tenants, like tourists or business travelers, can generate higher rental income and improve cash flow.
Property Value Addition: Adding value to the property, such as installing a fitted kitchen, can raise rental income.
With a long-term investment perspective and strategic enhancements, even properties with initially negative cash flow can become profitable over time.
